Acquisition Project ManagerPosted 7/17/08 The Los Angeles Community Design Center, a non profit architectural, planning and community development firm seeks a smart, energetic, self-motivated individual who, under the direction of the Housing Director, will manage a broad range of real estate activities related to the acquisition and development of affordable housing and community development projects. The successful candidate must be resourceful, entrepreneurial, and proactive in pursuing opportunities and have the ability to balance vision with the practical understanding of the affordable housing field and its constraints. She/He must be thorough and detailed oriented and think strategically and long-range. She/He must be able to effectively engage in and manage professional relationships and have persuasive communication and negotiation skills.
Responsibilities include: Identify and secure new affordable housing and community development opportunities which are consistent with the organization’s mission and production goals as well as key funding program requirements: Complete initial development concept and financial feasibility analysis: Conduct preliminary site due diligence: Manage broker relations: Negotiate purchase and sale agreements with potential sellers: Work with architect to define building program and design: Identify acquisition and predevelopment financing; and, in some cases, secure acquisition and predevelopment loans and manage the loan closing process: Prepare development proposals and statements of qualification in response to Request for Proposals (RFPs) and Request for Qualifications (RFQs): Manage the outreach, interview and selection process associated with RFPs and RFQs: Coordinate the work of the business development team members and successfully transition projects from business development to production: Promote the organization’s services to local redevelopment and housing agencies, and key community representatives for the purpose of securing financial, political and community support; complete initial community scan and develop community profile: Identify and facilitate relations with potential development and service partners and other community stakeholders: Work with local governments to formulate housing policy and establish housing program guidelines.
Qualifications: Bachelor’s degree and five or more years of experience in real estate/housing development or finance, preferably with a nonprofit agency, or a graduate degree in a related field and three or more years experience in housing development, real estate development, planning, business, finance or a related field: Knowledge of affordable housing and real estate development in Los Angeles County: Well versed and knowledgeable in key aspects of land use analysis, property due diligence and acquisition, building design and construction, and real estate finance:
Understanding of local government land use and financing approval processes, especially those for the City and County of Los Angeles: Demonstrated experience in structuring and negotiating property acquisitions and affordable housing transactions, which include public subsidies, low income housing tax credits and tax exempted bonds. Excellent writing, oral communication and organizational skills, demonstrated proficiency in Microsoft Word, Excel, Power Point; and ability to work independently and as part of a team. Salary is commensurate with experience.

Responsibilities include researching and writing grant proposals; developing marketing materials; maintaining databases; and planning, organizing and implementing campaigns and events. Requires excellent writing, oral communication and organizational skills, demonstrated proficiency in Microsoft Word, Excel, Power Point, Adobe Creative Suite and web-based research, excellent graphic display skills; and ability to work independently and as a team with staff, consultants and board members. Three years of relevant work experience and Bachelor’s degree in English, journalism or related field or three years of work experience in development and marketing.
