Casa Dominguez, Los Angeles Co. Family housing, 70 units, construction to begin 2008
Casa Dominguez will provide 70 new units of high quality affordable town homes and apartment flats, as well as childcare and health care services to low-income families. It also will set aside seven units for foster care and emancipated youth, also know as Transitional Age Youth (TAY), who are at risk of homelessness. LACDC has partnered with Children’s Collective and St. John’s Wellness Center to develop and operate the Family Development Center (FDC) which joins childcare with a primary care health clinic and parent resource center.

Glassell Park Apartments and Early Education Center, Glassell Park Family housing and early education center, 45 units, completion expected in 2009
LACDC was selected by the Los Angeles Unified School District to develop a site containing both an affordable housing development and an early childhood education center. The District will operate the education center. The affordable housing portion will include 45 two-, three-, and four-bedroom units targeted to families with incomes between 25% and 60% of Area Median Income.

Hart Village, Canoga Park Family housing, 48 units, completion expected in 2007
Hart Village will house families in new two- and three-bedroom units. The development will also include a 48-child preschool to be operated by the Children’s Development Consortium of Los Angeles.

Hudson Oaks Senior housing, 46 units, completion expected in 2009
Hudson Oaks is an affordable senior development in Pasadena consisting of 46 one-bedroom apartments in a three-story structure. Located on an oak-lined street in the northwest area of the City of Pasadena, it lies within a historic neighborhood with many homes built between 1910 and 1940. The development offers amenities such as a community room, laundry room, and surface parking. Residents also have easy access to shopping, public transportation, medical facilities and a park.

Morgan Place, Los Angeles Senior housing, 55 units, to be completed 2008
Morgan Place will be an enriching community, providing 55 apartments for low-income seniors aged 55 or older. On-site case management will provide seniors with individual care plans that maximize independent living and utilize a network of local community service organizations, including key partners South Los Angeles Regional Center and We Are Family, Inc. The new, one-bedroom apartments will be available to seniors with incomes from $14,550 to $27,700 a year and will have rents ranging from $349 to $609.

By developing this property, which sat empty for more than 20 years, LACDC is making immediate physical improvements to the neighborhood. And as long-term owners and operators of the facility, we are committed to the neighborhood’s future and the lives of its senior residents who will make Morgan Place their home.

New Dana Strand Homes, Wilmington For-sale single-family homes, 77 units, completion expected in 2008
These for-sale Homes are being developed as part of the large New Dana Strand development which includes the production of 413 units of housing on a former dilapidated Public Housing site. The Homes will have three- and four-bedrooms; 25 of the homes will be subsidized and made available for purchase by low-income families.

Options Pomona Preschool, Pomona Stand-alone childcare center, 5,000 square feet, completion expected in 2008
The Options Pomona Preschool will be developed through the renovation of an unused and outdated elementary school at St. Paul’s Episcopal Church in Pomona into a non-denominational preschool serving 72 youth from predominantly low-income households. LACDC is providing development project management services to this partnership. LACDC’s three-year involvement with this project is a result of the Affordable Buildings for Children’s Development (AbCd) initiative from the Low Income Investment Fund.

Three Courtyards, Van Nuys Family housing, 52 units, construction to begin 2008
Located in the San Fernando Valley, Three Courtyards is a new construction affordable housing rental development consisting of 52 units of housing in 1-2-3- and 4-bedrooms. It will offer both low-income families and low-income families who have experienced domestic violence exceptional service-enriched permanent housing.
